Gumtree can be used for both short and long term rentals but you really need to be here first to view and contact prospective landlords. I sorted a 2 month room rental after my hotel stay through gumtree, renting a room out in a married couple's shouse.
For long term rentals, again you will need to be here but the best website for LT rentals is realestate.com.au. Basically real estate agents advertise their rentals through this website. They then hold open viewings for each property and they forward any rental applications to the owner. The owner can then pick the most suitable tenant for them. The long term rental market is most certainly a landlord's market.
