Hi there, we're looking for a short term rental in Perth from end of April for around 4 months and on a budget! We have 2 cats so won't be able to go for the camp site/mobile home option. I've already contacted movetoperth.com but it looks as though they were unable to help.
We're really flexible on areas, can anyone help?

When you say you're on a budget, what sort of price are you hoping to pay? what is the maximum?
Are you looking for furnished or unfurnished?
Would you consider a 12 month lease and then trying to get someone to take it over after 4 months?

Thanks so much for your reply.
We did consider the 12 month lease option but have decided to buy asap after arriving as concerned over property prices rising. We know thats likely to take a few months though, so ideally 4 months rental I think is realistic. All the short term rentals we have seen on the internet seem to be around to be $600 plus a week and fully furnished. We are looking unfurnished as furniture is being shipped over with a max of $400 per week.
We know Perth pretty well as lived there before years ago so really flexible on the area intially.
Any advice you have is much appreciated! I am at the stage of being very nervious of coming over, we leave on the 17th April!

With a budget of $400 / week I suspect you'll have very few problems finding somewhere good.
What I suggest is you take a serviced appartment or a motel for when you first arrive, expect to be in it a week or two. Then once you're here, look for a longer term rental - a 12 month lease. You will not find anything less than that without doubling the cost. Sign up for 12 months, you are not obliged to tell the agent you intend to break the lease when you can. The lease means you will have to keep paying the rent until the agent can find a suitable tennant to take over the lease, but in this market it's very easy to do. Even if you do end up paying extra rent for a few weeks, it will still work out cheaper than having paid double rent for 4 months or possibly more.
You said you are hoping to buy a place after a few months, can I ask what sort of deposit you will have? I deal with a number of migrants who are dissapointed, even surprised that the banks here won't give them a loan because they've not been working for at least 12 months. There are some lenders that insist on two years local employment history before they will consider you. The larger a deposit you have, the more the banks will bend their rules.

This so helpful, thanks so much for the advice. Just hope we get somewhere fast in time for the cats coming out of quarantine and all our stuff arriving!
As for buying, we have a $100 K min deposit, looking at buying something in the region of $400-500 max. Luckily my husband has secured permanent employment so hopefully the process wont be to hard for us?

When you buy a house in Aust, if you have a deposit of less than 20% you are required to take out Lenders Mortgage Insurance. There are only a couple of LMI companies and their requirements are usually stricter than most of the other banks and home loan lenders.
So, if you want to buy a house before you've been working here for at least 6 months, you need to have enough to make a 20% deposit, plus pay the fees associated with the purchase.
To buy a $450,000 property - a 20% deposit is $90,000 and the fees will be about $21,000, therefore you will neeed to have about $111,000 to buy the property without getting LMI. If you do not have sufficientfunds, therefore you need LMI, then you will probably need to have been working here longer before you can buy. The other option is to buy a cheaper property (if a suitable one can be found !). Or find a broker that can get around these problems for you.
