carpet cleaning at end of lease

Wondering if anyone had similar experience.

 

We are nearing the end of our tenancy and our contract does not mention anything about having carpets professionally cleaned, only to have the property as close as possible to the original state. A new property management company has taken over the lease recently and now demanding us to have the carpet professionally cleaned by their cleaner and to provide the receipt as evidence.

 

Do we need to fully comply with their requests?

If you have a pet it's standard, in fact it will be in the lease, if you don't have a pet and it's not in the lease then they don't have a leg to stand on unless you have stained the carpets, 'fair wear & tear' is acceptable, do you have a property condition report when you moved in, does it say anything about existing marks on the carpets, do you have any photos of existing marks.

If it was not put into your original contract and you did not get a new contract from the new property managers (especially if the little darlings just took over the old property managers paperwork)you could do it two ways... say you will get the carpets cleaned by someone you chose... as long as you get a receipt... but best thing to do is contact these people..... If you are uncertain about any fees or charges, contact the Department of Commerce on 1300 30 40 54 for advice.https://www.commerce.wa.gov.au/consumer-protection/renting-home this is where l looked but nearly went to sleep digging thru it all.... good luck... don't let them walk all over you :)

No pets. The carpet is in perfect condition (we don't wear shoes inside the house).

 

And yes, they took over the old property managers paperwork and we did not get a new contract. Just because they are the current property manager they expect us to follow their rules and conditions.

There is a legal technical phrase for such actions in a case like this:
