Hi, has anyone experienced being ripped off by car rental companies when holidaying back in the UK? We had a particularly bad experience, we're 1409.97GBP out of pocket. I tried to reason with the company (Easirent in Manchester) to no avail. I've also tried EconomyBookings who we booked through and they won't help. It seems they prey on overseas visitors as it's harder to fight back once you're out of the country. Can anyone advise if they've successfully got their money back and by what method? Thanks Nick

Tax deduction after 1 year of buying property??

Hi all, so I read on a immigration advice website that they recommend you to buy a property as soon as you move to Oz (even before if possible) instead of renting. They say that even if this house is not a permanent one, it is a good investiment as after one year of you having bought a property you receive a sort of tax deduction, and you can use this property as an income and rent it out when you decide to buy something more permanent. Is this acurate? What is this tax deduction and how does this works? Many thanks Mrs W :-) -

Hello All (from a complete 'Newbie'), We are emigrating to Perth on a Permanent Residents Visa in October, having validated the Visa in February (during a fantastic 2 weeks!). If anyone has any advice regarding property rental, it would be most appreciated. We plan to arrive on around the 3rd October and our 10 year old daughter starts school in Claremont a few weeks later and we therefore want to be reasonably close to that area. I will be job hunting immediately, and will therefore probably have to commute to work. Although we have been researching rental properties on the internet, it is clear that it is a 'renters market' and that you cannot simply rent a property from the UK. We will therefore need to move into a holiday let, or similar for a short period whilst we get the relevant documentation sorted and find a suitable rental property. Grateful if anyone could suggest: a. How long we should book a holiday let or furnished apartment type place for. b. Any leads for a suitable short term let. c. Any top tips for getting ahead of the game regarding longer term rental properties. Many thanks, S. -
Our house is available for a long lease soon. We are moving back east and are looking for stable tenants who will treat our house with respect, whilst enjoying all its comforts. Hi everyone, Im trying to find a short term rental for January and wondered what the best sites are to find good prices ive tried stayz but nothing really suitable. My husband and I are coming to Perth in mid Jan with our 2 year old and need a place to stay preferably Northern Suburbs Jondalup but am finding it very hard to find a short term place we have a room with a friend when we land but need somewhere quickly as they dont have much room..... Can anyone help?? -

I thought it would be a bit early to pop this on here but noticed someone looking for a place for March 2013 already. Being a nurse and having a wife who is a teacher we both have Long Service Leave starting in April 2013, we are taking the kids out of school for a term and have round the world tickets. This means that we will have our 5 bedroomed house in Hillarys empty for 13 weeks from April 21st 2013 until July 22nd 2013. The house has just been renovated with our master bedroom currently being the last stage of the reno and being done as I type. The house is 5 bedrooms, three living rooms, 2 bathrooms and three toilets. The gardens are ultra kid-friendly at the front with a resort style back garden with a pool and an amazing alfresco area. As we are just moving out for 3 months we will be leaving all the everyday stuff that you need and de-personalising the place (clothes, valuables etc) but we will be leaving most of our stuff for your use. The kids activity room has a 42" flat screen TV and an xbox 360, the main lounge has a 50" flat screen and Tivo, the kitchen will have the usual stuff and even our Nespresso Coffee machine. There will be wifi included and a Mac computer. We will even be keeping our cleaner and the pool guy on for the duration of the rental. There will be no bills (except phone), all electric & gas is included and there is heating/air con to all the bedrooms and living rooms. The big lounge is perfect for winter with a living flame gas fire and reverse cycle heating. It also has a proper Bar with a beer fridge. We will use one bedroom for our personal storage, the other four bedrooms consist of one master bedroom w King Size bed, three further bedrooms (1 x Queen, 2 x double). The kids activity room has a sofa bed and a double leather recliner sofa. If it were an unfurnished rental it would lease for $800 per week plus bills, if it were on Stayz it would cost over $2,000 per week (including bills). It is in Hillarys, an oceanside suburb which was described this week by a migration guide as "Affluent & Family Friendly". We love the area. We are looking at renting it for $1,000 per week in blocks of four weeks (from 21st April), as stated, this will include all bills, a cleaner once a week and a pool guy once a month. We will also make our 8 month old Ford Ranger Dual Cab Ute available to you in with the cost (so long as I can insure you). This will save you hiring a car and at least $250/week in rental. The reason for us not being silly with the price is that 1) We were new migrants once ourselves and 2) I want to be really fussy about who we rent to as it is our home and want for it to be looked after as we would. This is not a commercial enterprise and we are looking to help pay for a 3 month round the world trip with our kids (which is very expensive). So we would hope that you would view it as such and accept it for what it is. We are very genuine. I am a nurse who runs a youth group at church and is a church councillor, my wife teaches Kindy in a private Christian School. Hi there, we are a professional couple recently migrated from Scotland. Our current rental has sustained severe storm damage and as such we *urgently* need to find another property, preferably in either Mundaring, Roleystone or any of the Hills or decent semi-rural areas. We have two elderly, house trained dogs who sleep most of the day. This request is very, very urgent. If you can help please don't hesitate to get in touch. Hello all. Rant ahead. I've just come out of the last tenancy I ever intend to have, and for the third time in a row wound up in court to recover my bond. On each of those occasions the claims were entirely fabricated by the agents in question. Bond fraud is pretty rife here, generally it goes like this: 1. Agent will encourage you to sign the inspection report in their office at signup. 2. Inbound inspection report will list everything as as good as new. 3. Outbound report will detail everything down to the most ludicrously small items, in the hope that you didn't spot them at the start. 4. The process to recover the bond through legal process is long, protracted and expensive, and there is no provision for claiming costs. I'm pretty bloody minded and take these matters to court on principal, but that on balance is a stupid thing to do from a purely commercial standpoint, as it will cost at least a day in court plus all the odds and ends incurred in photography, printing, research, court fees, loss of interest etc. It's easy to see why so many choose to give away some money to avoid this. I spotted a website called dontrentme which while in its infancy is starting to collate some information on the myriad parasite agents out there. I can appreciate that some landlords will be hard done to in this environment, but then they too can have their say. I have no affiliation with it, but I think tenants really need some help and this is a start. For anyone taking on a new tenancy, I would recommend really going through the property with a fine toothed comb - HD video makes a good record - it would be great to see some of the oxygen thieves that call themselves professional letting agents taken down a peg or two. Hello everyone, I'm new to this site so please bear with me! lol. We are a family of 5 (myself 32, husband 31, and three boys aged 11, 6 and 8 months). We are moving to Perth end of August and have a holiday let for the first 6 weeks. I was wondering if anyone knew of any rentals coming up end of sept/start of october? Would preferably be a 4+2 with a pool, any northern suburbs would be considered up to $500 a week. I have been having a look at rentals etc on the net, but there doesn't seem to be many with pools, are these few and far between? My boys are stressing the importance of a pool to me!! Any help or info would be very much appreciated. Thank you in advance. Also was wondering if there were any females out there who would like to meet up for a nightout now and again? I don't know how I'm going to live without my nightouts with the girls, I need to recharge my batteries from my testosterone filled house! ;-) Kelly & Graham

Hi there. We have a long awaited reunion with family who are flying out from the UK to Perth (it's been 5 year wait), and they are staying in Mindarie with friends. Both my brother and I have families and are flying across to meet them at Christmas. I have searched high and low for accommodation in around Mindarie, but apart from a 3 week rental in a 5 bed house for a whopping $15k there hasn't been alot of choice. Is there anybody out there who can help, or point me in the right direction. I have tried Stayz, Real Estate Agents, TakeABreak and many other holiday rental companies. Thanks, Sharon. -

I'm new here, found a mention of PerthPoms on another website and thought I'd mosey on over My other half and I are both Aussies but we have apartments we rent on a short term/holiday basis. Anyhow, we're getting better at it all the time, but I would be very interested to get some feedback as to what you look for in this kind of rental. Also, any particularly good or bad experiences (no naming names!) would be most instructive! I know there are a few of us on this site who provide this kind of service, and I thought it would be useful for us all to hear what people really want. Anyhow, I hope that you all feel happy to contribute your 2 cents' worth, I'm interested to hear the good, the bad and the ugly of this kind of accommodation, and what you'd like to see supplied.
