I appreciate that there are many ways to structure a sales deal, e.g. fixed amount, flat rate %, a % linked to what the property sells, one of those plus a fixed fee for initial marketing and so on. Was just wondering, for anyone who recently sold, what they had agreed? Just want to get some market feedback. lozzachino Posted December 18, 2013 Report Share Posted December 18, 2013 No fees Gaz and no fees for the credit and reference checks either that you have to pay in the uk. when you leave you often have to pay for a professional carpet clean, even if the carpets are spotless, and some also make you get a professional cleaner to clean when you vacate, some even stipulate a minimum of X hours of cleaning!! We are pretty much in our last month here in sunny weston-super-mare and these finer details keep cropping up. We have just paid 14,000 to sell our house that was fixed as it was an offer made to us from the real estate agent at that time . Sold within a week ... Most quoted 2.8 to 3% . I nearly fainted !! Sorry but I don't think selling warrants that amount , please feel free to put me right any real estate agents on here then we had settlement agents fees on top rates etc .( land tax we paid when we bought our land last year ) because we are building , not buying established .you pay on both the house and the land when you sell and buy a house again . so we are in a holiday rental for three weeks until we move in to our new build .... Seriously what skill and ability do you need to become a real estate agent? What value do you add to society and how do you benefit your community? When you last went to Coles did you need someone to show you round the fruit section, glam-up a brochure, description, album of images before you made your apple selection? When we were in the uk the agent came to the house with prospective buyers showed them each room and gave them the sales pitch then out in the garden telling them what a fantastic place for their growing family etc etc..... here... WELL... went to a few houses as you do.... agent standing in the kitchen or lounge... people just wondering around.. most being nosey neighbours l think.. maybe had a sales sheet with the house price and their card (how handy) to kind of tell you that the house was probably worth your time.. l don't know maybe you would scare people away if approached but it really lacked the " have l got the place for you." One estate agent we left petrified as we wanted to know the in's and out's of a cats ****, well we got a house, l see the face of the agent who sold our house saying they are number one for our suburb... well they wont be selling this one again.... You raise a good point. Actually, using Coles once again, what actually happens is that you have to look at a third party website to see which apples you like, have a fifteen minute window to fight amongst all the other shoppers for the juiciest apple, drop to your knees and offer personal gratification, unreasonable evidence of your existence and a cash payment of 50% of the apple's value to someone who doesn't even work for Coles who keeps your cash and the apple for an inordinate amount of time before telling you the apple has been eaten by someone else and you've got to wait six weeks for your cash back. In the meantime you starve and die. If you're (un)fortunate enough to be awarded said apple, presumably on the most whimsical, arbitrary and secret criteria, the only hope you have of seeing your original deposit is to employ the services of those working at CERN, commission them to invent carbonite, place your apple in stasis so you can never actually enjoy it and hope that the RE team that inspects it upon its return don't realise that the stalk is half a degree out of alignment and charge you an additional fee for returning it to its original state despite fourteen millennia having passed since the date of the contract. You can Aka, and save bucket loads, I think sellmyproperty is one. when we were looking to sell the cost of selling and buying would have been about $50,000 without stamp day, obviously it depends on the price bracket as to how much you pay, and there is no capping on what real estate in wa can charge, I think there is elsewhere in Australia. Property advice is not regulated either, so anyone can set up as a real estate agent, again not sure if that varies from state to state. Just be careful, as many can smell 'fresh off the plane' blood and will do anything to suck you dry! Edited February 27, 2014 by guest9824 I realised I had put an email address in....
