to stay or to go
Can anyone help with the following query, I know it might be difficult as every ones lifestyle is different:- We might be moving to Perth in February / March this year, we will need to find rental accommodation, both short term and long term. Does anyone have an opinion on what the maximum affordable rent to take home pay ratio would be? e.g. Would we be able to afford $750 per week on rent with a single salary of $100,000 bearing in mind normal weekly living costs. Thanks
jase_dean
It depends on how many of you there are. I would say $100k for two will be just fine but if you have 12 kids you might struggle.

portlaunay
$750pw? Bargain! Yes, that does say $6300pw
verystormy
I would say that is too much for a income of $100k. That is more than my mortgage and I consider my mortgage at the max of what we can afford on a income higher than that
Redsquare
$100k would be $1414 a week after tax. $750 a week for rent would probably be a bit much unless you like to lead a simple life.
to stay or to go
Thanks everybody for your help. I have got the weekly rent price from various websites, initially we will need a furnished property, so I expect these will be more costly. For a long term rent would no more than a third of take home pay for rent be ok? There will be three of us Thanks
verystormy
For short term rental, that is about right. For longer term then yes, aim at about one third of net salary. So about the 450 mark. It won't get you a property on the beach in Cott. But you will be fine on that. Thanks everybody for your help. nicolac34
Agree, $750 p/w is too much on a salary of $100k. As Verystormy says I would aim for $450-$500 p/w as a maximum to be comfortable.
elfie
Another thing to remember regarding renting is just because the property is advertised cheaply does not always mean its bad or in a not so good area ...... You have to view to make a decision.

Zebradeb
we are looking Northern and cant find anything less than 550 a week and that's not for the best of properties. Maybe we have chosen an area that is super expensive? ... Hillarys, Sorrento, Mullaloo, Kalaroo ??
nikkiwd
zebradeb those are expensive areas, you have to come a little bit in from the beach suburbs and prices are a bit better

Kingsley, Greenwood, Hammersley, maybe some in Craigie, Beldon, Heathridge if you do want to be the beach side of the Freeway. Or go south. to stay or to go
Thanks again for the help. On average how long does it take to secure rental on an unfurnished property? I do not want to commit to a long term rental on a furnished property unless it is really necessary?
Redsquare
It took us a couple of weeks to get a rental, but that's only because very few houses come up in the area we wanted. Some people have got a rental within the first few days. Make sure you've got a rental pack ready when you go see a house. If it's the house of your dreams, fill in the form while you're there or arrange to go into the estate agents the same day with the completed form. Have a chat with the agent and make a good impression, it certainly helps. We were offered houses we didn't apply for by one of them because he liked us! Good luck.
