Thank you!! We've actually been extremely lucky... A cousin here is moving to Darwin for two years for work... Therefore we are going to privately rent their house... 4 bedrooms and a pool!!....couldn't have come at a better time for us! Also, neither of us are working yet, which i think would have made things slightly more difficult??!! :) xxx

Just had a local resteraunt owner come and view my house. Says he wants it and wants to know the minimum I will take. It's a cash sale and he doesn't want to go through the estate agents. What do I do?? I've just reduced it last week by 5k. I will be breaking even at that after paying estate agent fees.

If it's first offer Debs go back and tell him exactly what you'll accept. If he wants it he'll go for it. If he doesn't then what have you lost?

hi debs,

once you have sold her house, are you all sorted to fly off to oz and stay with your friends ? is your friends husband the one who is going to sort you out a job ?

if thats the case, think id be inclined to go for it !

It depends what's more important, the extra money from holding out for a better offer or the speed at which you can jump on that plane? Like Lou said, tell him what your price is and he'll either take it or not. Good news though, if it does work out a cash sale could be completed in no time!

Thanks guys. But what do I do about the estate agents. If I withdraw the house from the market do I still have to pay them if I sell it. Does anyone know. I've sold houses before but always with an agent.

Have you signed anything with the agent? If so best check what you've signed up to.

I think it depends how you and the buyer got to this point. If he found your house through the estate agent then it will be hard to get out of paying them, however if they didn't introduce you then the sale could be outside your agreement with them. I know they have checked on houses once the owner takes it off the market in case they are selling off the books so to speak. Check your agreement carefully before you proceed!

Travel chic, no doubt you signed a contract. If sold through a contact via their marketing you will pay. If sold independently, then no fee.

If you want to go with an internet agent who only charges around £400 for the whole deal regardless of how much it sells for, then send me a PM. Just done ours this way, saved thousands and could not fault the service. Looking forward to exchanging in the next couple of weeks. Good luck.

Hi jo. When the house is sold I just have to give a months notice. My manager told me it was 2 months but hr checked my contract and it's just one so I'm made up. Debs

I have signed a contract. I think I'll just ask him to go through them. He can make me an offer through them if he really wants it. Thanks all.Debs

I'm reading this thread whilst trawling through rentals and noticed that a couple of you have commented on being in new rentals so my question is this...

I've booked a holiday rental for first 6 weeks. I NEED to find a rental by then...but am worried for the following reasons... so this is what Im doing right now... stressing!

1) Will we find a rental we want within 6 weeks 2) what If we have to just have something and then the dream house comes up 3) how long do rental agreements last 6months? a year? 4) I hope we get back all our docs while we are still in holiday rental 5) what if we don't get a job in that time, will we get a rental if we don't have the income coming in... 6) how do I buy school uniform when its holidays when we arrive and the school uniform shop is closed.

these are simple things... but man do they keep me up at night!! ... OMG at this rate I will be having a breakdown before we even get there! :)
