Canning Vale or surrounding areas any info appreciated.

Me and my husband and 2 boys (6&7) are possibly relocating to Perth from Scotland. We are thinking on trying to rent in Canning Vale as his work is based there and he is keen to cycle to and from work. We have both been to Perth before but never been to Canning Vale. I'm looking for some opinions on Canning Vale or close by suburbs, in particular from families. My kids do Karate, football and enjoy bike runs. Any feedback at all would be much appreciated.

There are parts of Canning Vale which are industrial - lots of new builds there so a mixture of established and new properties. Heard mixed things about the High School and know that there are a few who live in CV who attend Leeming High School. There are lots of clubs around the area

Thanks for that quick response Ali, from what i read Leeming seems to have a good reputation for schools, good to know there are lots of clubs for the kids. Nothing definite at the moment but don't want a long commute to work, as that would be one of the things we'd want to leave behind!

I'm biased about Leeming - it's a lovely suburb, good schools and a great community feel. It won't be everyone's cup of tea being an older suburb, we laugh because almost everything is within about 20 mins - beach, city, cinema, we have a recreation centre. My boy plays for Canning City (based in Willetton).

A lot of the areas in Canning vale are new-ish. Southern River is the newer estate next door.

 

Nice area, but no trains (the train line is supposed to be swapping from goods to public use, having a station in 2030 or something). They already had the land for the station set aside I believe.

 

The main crossroads get very busy during rush hour.

 

Some estates are better than others, there is also a big Mosque at the eastern end (wouldn't really have bothered me, apart from the traffic/parking).

 

There is also an area that is the youth offenders prison, and there is also a few dog kennels (could be a bit noisy).

 

Plenty of shops, but it's not really near the city time wise and doesn't really have any 'attractions' close.

 

If you go too far east you end up in Thornlie (which had a bad reputation), too far west and you have the airport and the recycling plant (which smells).

 

I'd personally try and be close to the freeway/train line so you can at least get somewhere without having to drive all the time.

Canning vale is a good/nice area, but like Bibbs says the traffic can be horrendous round there. If your having to do Nicholson road/south street and the traffic lights are not in your favour, it can feel like you've been driving for hours. But this is worse if you were on the Southern River or Harrisdale end.

 

i would def be looking at more the other end of canning vale, nearer to the beach and if having to use public transport, then getting closer to Bull Creek station or Murdoch.

 

I would also be looking at what the cycle lanes if any are like. While Perth has some great cycle commute routes, you may want to avoid others. I travel thru that area quite regularly and wouldn't class it as being great for cyclists and don't recall seeing any on the main roads in that area....but there again can't say it something I would be looking out for anyway.

 

i do agree though that it really does make all the difference not having a long commute, so I think you are right to look in this area.

 

Leemimg, like Ali says is a good suburb. Maybe have a look also at BullCreek, Bibra Lake or although a bit further away from canning vale but serviced by Leach highway, some of the suburbs that come off that.

This is a toughie, we arrived 6 weeks ago, searching all of the well known areas NOR up to Mindaree and SOR down to Mandurah. Finally found what we were looking for in Bletchley Park, Southern River, East of Canning Vale. The place ticked a lot of boxes for us, good school in walking distance. Shopping centre in walking distance. Brand new house at the right price etc. but as mentioned by other posters, it's quite far inland, has poor transport links, no 'attractions' nearby. But as long as it ticks most of your boxes then I suppose that is what matters. I am finding the return commute from Burswood a challenge tho, I just can't seem to find a way back without hitting every major intersection!

I lived in both Huntingdale and Harrisdale, which are neighbouring suburbs to Canning Vale. When I move back, I will do everything I can to see that I live in this area again. It's relatively young. Around 25 minutes from the beach. Driving into the city is quite easy, especially at the weekend. There is a major shopping centre (Carousel) within 15 minute drive. There isn't much in the way of public transport, but if you're living where your husband works is that really going to be an issue? If you do want to take the train into the city on the weekend, it's only a five minute drive to get to a station.

We lived in Harrisdale for two years, it's actually a suburb of Armadale but it's closer to Canningvale, it's a lovely suburb, my wife commuted to the city every day, I commuted to the airport everyday, Canningvale has everything you need, lots of shops & no shortage of cycle lanes and the worlds biggest Bunnings if you are into DIY. Biggest problem is the commute, the nearest station is Murdoch, but the journey to Cockburn is a lot easier and quicker via the back roads and more parking.

As you want to be within cycling distance of your husbands work in Canning Vale, consider looking at Willetton and Parkwood. Both suburbs are on the northern side of the Roe Highway and are divided by Willeri Drive, which has a bridge over the Roe Highway right into the heart of Canning Vale business area. Both suburbs are good and both have good schools... Willetton SHS though is the better of the two high schools. Both suburbs also have a bus route direct to Bull Creek station if you need to get into the city without driving. They are both older suburbs like Leeming, but have a lot going for them as far as community facilities and shopping centres. Property and rental costs seem to be higher in Willetton, but I think that is down to the good reputation of the High School there.

Lol, yep, you certainly did, but that was more around Mandurah to Burswood! Heading in via Nicholson & Albany in the morning seems like a breeze (35 mins), but heading back it seems like dodgems and can take 45-60 mins. I need to get creative and check out some back roads I recon!
