VGINOZ
Hi, Has anyone sold there house back in the UK whilst living in Australia. If so, did you use a UK company and any recommendations ? TIA
portlaunay
We rented our house out when we came but have just taken advantage of the improving market and sold. Fingers crossed we complete at the end of this week. We used the estate agent we were renting it with. No different for being here, a slight delay due to post but nothing more. We email regularly, used the solicitor they recommended, have Skyped a couple of times but it's been pretty smooth really.

Druid
Ours is on the market as well, has been since last November, still no bites, we have a maintenance management deal with the agent, it's more of a care taker deal as we have no one close buy keeping an eye on it, just wish it would sell
VGINOZ
Our rental company is only rental not sales, so might be different. Gonna call a local agent and see what is required. Thanks for replies.

VGINOZ
Did you have to go over to UK first to sign papers to enable family to be legally able to act on your behalf, did you have a local estate agent or an national one. We want to do it all from here, we currently have tenants so not sure of process.
lozzachino
Following as we are looking to sell and our property is tenanted too. Thinking of selling before interest rates go up and lending restrictions are tightened and we are stuck with the bloody thing forever. We want to do it all from here, we currently have tenants so not sure of process. We have just started the process from here (and have tenants in), we contatced the agents that we are letting through (but it could have been any agents to be honest I dont think it would have made a difference) and we have done it all via email or phone so far, signed and scanned and returned documents as required. I dont anticipate having to go back to do anything!

lozzachino
how does it work with tenants? if they are in contract are they allowed to break contract if you put the house on the market or do they remain locked in? what happens if they decide to be difficult about viewings? Walkabout
how does it work with tenants? if they are in contract are they allowed to break contract if you put the house on the market or do they remain locked in? what happens if they decide to be difficult about viewings? Depends very much on your contract with them. In ours we could give them, and they could give us 2 months notice. They also have to allow reasonable viewings / access in the last 2 months of the contract. Its worth checking what yours says.
elfie
Did you have to go over to UK first to sign papers to enable family to be legally able to act on your behalf, did you have a local estate agent or an national one. We want to do it all from here, we currently have tenants so not sure of process. A good solicitor should be able to to this for you. You can sign papers here if you wish them to act for you although the signing of signature has to be done in front of an authorized person then mailed back not emailed. One of our properties recently been put on the market now its a waiting game, couple of viewings thats all. Think it was the nosey parkers in the street to be honest wanting a better squizz haha Edited August 2, 2014 by elfie
Charlieboy
We sold our Uk home a few months ago, we had a great agent who had previously rented it for us and subsequently sold it, they recommended a solicitor, the solicitor scanned all the documents to us which we printed out, there were strict money laundering rules to adhere to so we had to have everything certified but luckily UK accepts accountants, I walked into a local firm with original passports and other docs, they happily copied everything for us and certified it and when I asked 'how much do I owe?' They were so awesome and said 'no worries, no charge'!! Needless to say I dropped a few bottles of expensive wine off later that day!! Everything then went 'Aus Post Courier' guaranteed so many business days and tracked, think it cost about $50 and arrived literally 2 working days later and everything went smoothly after that from our side, just a few 'chain' issues beyond our control but our being in OZ and doing the paperwork from here was a doddle!!
