I want to hit the ground running but I don't know what to get ready for the letting agents? Will having a job contract and an Aussie bank statement showing our savings be enough? It will only be me working initially as Rich is setting himself up as self employed, but I will be earning enough to support us all. janh Posted July 14, 2014 Report Share Posted July 14, 2014 Hello.i haven't done it yet as getting there 3rd sept but in same position as you..working as hubby gets himself sorted.i have been advised to get personal references or references for rentals if you have been renting.alos copies of job offer, passports,and bank statements.mind you my bank statement is looking pretty ropey..... Thanks in advance, Deb We where not working so we put on the application that we would pay 3 months up front they where happy with that.You are working so your job contract should be fine.We also had to show bank statement so just print out when you get here . Because we had never been in rental we gave them web page of our house that was on the market so they could see we had a tidy house there words.We needed two reference and they did phone them both up.You will just need ID think its 100 points.Passport,driving license, medi card and bank cards. We did driving licence straight away so we could use as id and while we waited we got proof of age cards as they dont take long. We viewed the house with the agent, decided we liked it, and then because they liked the look of us they gave us first refusal and it was ours. I explained that we owned in the UK and that we're staying with a relative in Perth, so all they needed was a copy of passports, visa letter and then they took a copy of my contract of employment. I think I sent a bank statement for one of our accounts here too. I don't think it would do any harm to get a reference or summit to support the fact that you're good eggs and stuff, but I wouldn't stress too much about getting loads of evidence. What are estate agents like in Perth generally? The ones we've had to deal with over the last few months have lived up to the stereo type completely! We applied for two rentals at the same time, one was happy with personal references from friends here in Oz whilst the second wanted contacts in the UK as well. They also contacted the letting agents we used to let our property in the UK. They also wanted different referees for me and the OH and emailed and phoned the people in the UK. While this was happening we viewed a property being let privately and got on really well with the landlady. We gave a letter of employment and bank details to prove we could pay the rent and she didn't even follow-up on the referees we gave her. She wanted someone to move in immediately so she would not lose rent.but we could not move then as I was working away so, as we liked the property so much, I offered to pay rent for the period until we moved in. It was worth it to secure the rental. As said try to get to know the agent at the open house as they are more likely to help you if they like you and can see you are genuine. Deb It was on realestate.com We thought it would be through an agent so was surprised to meet the lady herself. We were very lucky as we had seen this property advertised before but it was let before the open house. The renter was then offered a job on the east coast so had to relocate. X We approached a couple of owners directly through gumtree, but the property we've secured was found via reiwa.com.au, and it was advertised by Sarah Johnson from real return realty. She's actually been fantastic to deal with and has a very no nonsense and straight to it approach. I've contacted her at all hours and she's been straight back in contact and got things sorted etc. Will be interesting to see if this continues once we move in on Sunday :-) Ange Quote Link to comment Share on other sites More sharing options...
Druid Posted July 15, 2014 Report Share Posted July 15, 2014 Would advise not to deal with owners direct, have heard of a lot of horror stories from work colleagues doing this over the years, it seems that most are Nazi's and will keep your deposit for the smallest things, remember the burden of proof is on you, so make sure you take photos of every little defect from perfect and make sure the agent/owner gets a copy of the photos, all the owners are in bed with tradies, so can get inflated quotes to fix the defects, this is all they need to justify keeping your deposit from the Dept of Commerce. it seems we were with the 'Gestapo' of agents, Ray White, here you have to prove your lineage for the past 100 years to get approved for a rental, also make sure everything gets put in writing, agents have a tendency to forget what they have agreed on, 3 months down the line at the next rent inspection it all goes pear shaped because they have forgot you asked them and they agreed. Chook Posted July 15, 2014 Report Share Posted July 15, 2014 Always, ALWAYS, make contact with your Agent via email. Any little thing at all, email it, and follow up if you do not get a response. Keep all emails in a separate file so that you have easy access to them if required. After 8 weeks of hassling (via email) for a Property Inspection Report, I finally received an email from my Agent saying 'I do not do property reports with Tenants - I just don't have time!' By law, the Agent or Owner has 14 days in which to do the Property Report. The previous Tenant lost money for things that were not fixed prior to us moving in. I emailed stating that we would fix the broken sprinklers if the Owner agreed to pay for the parts. She emailed back saying 'No problem. Just give me the receipts and we will reimburse you'. She is now saying that she did not give permission and will not pay for the parts. So worth having it in writing! I took photos of everything on the day we moved in and I am taking the same ones again now. The place is in far better order than it has been for years (according to the neighbours), but I am prepared for a hassle, because that is the nature of the beast that is a Real Estate Property Manager.
