Property rental - how quick?

Looking for people to share their experience. How quickly have you managed to secure a property rental on arrival? Looking at a short term (3 weeks) rental for arrival and hoping to be able to move into an apartment t in that time.

Depends on the market, but I think there's an oversupply at the moment, so you shouldn't have too much trouble. Will you have a job? You may need to pay in advance if you don't.

Three weeks should be fine. There is an over supply of rentals at the moment. We did it in two weeks in 2008 when rentals were in short supply

Im not sure about appartments, I have heard there is an oversupply of appartments , but on the housing front, there are lots being advertised as 'Available Now' which means within a week its yours if you pass the reference checks, have you decided where you want an appartment, I suppose it will always depend on where you want it, if you pick a popular area you might struggle as first timers always end up at the back of the que

Just looked up some apartments, Perth City $500+ a week, Currambine next to the train station $400, Joondalup close to the town $300, it all depends where you want to be.

South Perth across the river is a popular apartment spot, anything from $350 wk up $700 wk, also loads of apartments in West Perth close to Kings Park and East Perth close to Langley Park

I have just arrived so maybe I can help. I secured an apartment from the UK for a month. Not cheap, but I wanted fully furnished, internet included (unlimited), parking and proximity to the city. Also all utilities to be included. I have since looked at other apartments in the city and they are slightly cheaper. Bear in mind I am looking at executive type places. The rent is in the region of $100 upwards per day. You can negotiate a better rate. There is most definitely not an over supply at the moment for this type of residence. I can tell you that dealing with estate agents here is ridiculous compared to the UK - bring your patience with.

 

Car insurance is dead cheap compared to the UK. I am paying less than half what I did there for a similar vehicle. This could be due to 15 years NCB - can also put you in touch with an ex pom who is brilliant in terms of getting a really good vehicle

Hi Porcupine, is the apartment you secured just for 1 month so then you can look around and find somewhere permanent? we are moving the end of this year and have looked on Airbnb to get a holiday apartment for 6 weeks (to take us passed xmas and new year) while we drive around viewing properties to rent, is this a wise move or not do you think?

Who did you insure with to get your 15 year NCB? I thought you had to start again from scratch?

Insured through HSBC as I have an account in the UK so it was a reciprocal process. You can carry your NCB from any insurer in the world across to another insurer, you just need proof of your NCB, which I got from esure within a day

I have an apartment for a 2 week rolling agreement. Every two weeks it gets reduced further until I hit $120 per night. Airbnb and homeaway all seemed very pricey in comparison. It also depends on where you want to rent and how big a place you want. If you email me directly I can try help you out

It's true that insurance is not compulsory (personally I think that's ridiculous!). When you pay your vehicle registration you are covered for third party medical expenses, but not for the cost of any damage to vehicles so definitely worth getting at least third party insurance, which is all I have (as my three cars are all 10 years old!)

 

I found SGIO cheaper than RAC and HBF for insurance and they give you a discount if you have multiple policies (home and contents or more than 1 vehicle). I do have 60% NCB and each policy is less than $150 per year. Fortunately I've never had to make a claim on the car insurance but I did on the house insurance last year (fence blew down in a winter storm) and they were really good.

 

Regarding real estate, there are plenty of places available now compared to a couple of years ago and the prices have dropped too. If you see a place has been available for a while, don't hesitate to make an offer. A friend of mine done this recently and saved 10% or about $2000 over the course of a year, not bad for just asking the question!

 

If your looking for short term accommodation try ozhouserental.com (you can check them out on Facebook too) I know a few people that have used them and were really happy. You probably still have to have police clearance etc but deal directly with the homeowner which cuts out a lot of the red tape of dealing with real estate agents. If you're a single guy/girl flying over to try and get organised before the family join you and don't mind sharing for a bit, look at flatmates.com for a cheaper option.

 

For short term car rental I often use car rental.com when travelling over east, but my friend just told me about a company called "hot wire" which was cheaper still. She hired a car this week for 4 days , unlimited mileage, for $15 a day!!!
