We started off at Scarborough and have now found short term accommodation in Quinns Rock. We are desparately looking for a long term let, at least 6 months, preferably no further up than Quinns and no further down than Scarborough if possible. Our budget is about $300 a week and we don't mind taking unfurnished. Our short term accommodation runs out in two weeks and the viewings that we have been to have had 20+ people at each and I can't see us securing a rental before this one runs out unless anyone can recommend something. We really don't want to have to return to the UK and don't want to keep unsettling our baby son by going into another short term let so any help would be really appreciated. We have searched on the realestate.com.au site and found some properties on there but not the reiwa.com one. I will give that one a try also. We went to view another one today in Butler but the same thing, lots and lots of people at the viewing. We didn't realise there would be so much competition for each one. I know it's not a nightmare. Make yourselves stand out in your application. Are you supplying references?, Can you afford to put money up front for rent? We couldn't & I know we lost out to people that did. Our agent told us to even put in a letter about ourselves, adding a personal touch & not forgetting to mention what such a good home-maker you are & would love the opportunity to take care of their house for them, you'd treat it as your own blah blah blah. However, your suggestion about putting in a letter with the application about taking care of the home etc is a good one and something I would never have thought of doing. Had 17 calls after advertising it on my webpage......... we didn't even bother putting it in the local rag, no need. As it happens we are moving one of the tenants from another rental into it but if that hadn't been the case I guess we would have had 17 viewings. You really need to stick out head and shoulders above the rest of those at the viewing. At the end of the day the Landlord has the final say although they can be swayed by the Agent. Tap the Agent up who looked after your short term rental for a reference, obtain personal references from whomever knows you. Rentals are tight, former colleagues of mine had 42 show up at a rental viewing last week. With that in mind you really do need to convince the Agent you are the ideal tenants for that property. Bombard said Agent with references, proof of bills paid on time such as utilities, proof of earnings etc. The more you are able to supply the more good stead it should stand you in.
