My husband and I have just purchased a property one street back from the beach in Rockingham (South of the River) and I am toying with the idea of offering it for rent to new immigrants as I know that a lot of people move from the UK to Perth and to the Rockingham area in particular. I am just curious about what you would be looking for in a rental property when you first move to a new country? Would you want the property to be furnished? What kind of lease terms would you be interested in? The place we have purchased is a unit with 2 bedrooms + study or 3rd bedroom in a quiet complex with older neighbours, it is air conditioned (evaporative air conditioning - is that going to be good enough for people from the northern hemisphere?) has a garage, a small paved back yard and is about 100m walk to the main foreshore area with the cafe strip and resturants etc and about 5 mins drive to the large shopping complex. Do you prefer modern furnishing or older style? Sorry for asking so many questions, I am genuinely interested in offering some type of service to new immigrants as for some reason I just feel like they could make better tenants than locals hehe. We are a family of 4, that being myself, husband and 2 girls aged 10 and 14. We have been looking at furnished holiday rentals for about a 6 week period. As for the furnishings, I personally favour modern I know my OH would choose the older. But saying that it wouldn't put me off renting if it wasn't my style as long as it was clean, respectable and doesn't look worn. Obviously the rental price is a big factor with every bodies move as it is a huge risk renting a property having not seen it first. I would be very interested to find out how much and whether bill are included in the price. I am sorry if this reads wrong, but as you can imagine to much restless to nights. My husbands work has been trying to rent us furnished accomodation around Rockingham or some other areas. They think they may have found somewhere now, but they have had a complete nightmare trying to find somewhere!! Apparently isnt not very easy finding furnished accom in Perth. It may set you aside from the others & if people are having their things shipped over, they will need furnished for a good few months at a time!! On the furniture front, I would prefer modern also. As said previously most of us who are coming out or waiting for our items to be shipped over which usually takes 8 -9 weeks so we will be landing with just clothes and a few toys. Another nice touch would be to have some toys, wii, tv etc. It is very difficult to find a rental for 2 months at a very good price. I would say modern, clean and an info booklet on the things we would need to know when we first come ie, get your tax file no, change driv lic, buying car, transport, supermarkets etc etc. I hope this helps. I would say that own laundry facilities & internet are a must, and I would tend to favour an all-inclusive rent so no worries about meter readings and energy/water bills (within reason, of course!)And ideally a fleixble leasing scheme, allowing early break-out in case the newbie strikes lucky in fidning prmanent acommodation. Alternatively, rents lower for longer stays? And, if possible, an up-front deposit that isn't too eye-watering either - cashflow can be quite tight during those first few weeks..... phil Posted September 28, 2011 Report Share Posted September 28, 2011 My thoughts would be that you may want to work out how long you'd want a tenant to stay (both minimum and maximum). From the posts on here, there's always someone looking for somewhere for a few weeks while they get settled. If that's your thing, then I'd imagine you'd need to factor in any non-rented periods and having to re-advertise/deal with the change of tenants. If aiming at the freshly-arrived-need-somewhere-for-a-couple-of-months market, I'd reckon it'll be the things they've not been able to bring with them that will be attractive - kitchen things like plates and cutlery, kettle, fridge and washing machine all "ready to go".
