documents need for renting

Hi,

I’m trying to put a pack together for when I go to view properties. I was just wondering if anyone else had done this and if so what documents did you put in the pack. I was going to put in

 

1 references from UK landlords

2 proof of my employment

3 copy of my bank statement

 

if you think I have missed anything out please let me know!

I just had to do the same thing, we secured a rental from Adelaide with the following :

 

2 named Character References

1 letter reference from my current employer

1 letter reference from my husbands new employer.

1 Bank Statement

100 point check ID

a family photo

a photo of our 2 dogs

a link to our home in Adelaide

 

We got the second rental we applied for the 1st changed their minds regarding the dogs. Good Luck!!

Can I ask did your bank statement show your current balances and also your bank account numbers, because with the ID that you also have given them surely its open to someone clearing your bank account.

I was thinking of a letter from our bank in OZ to the effect that we hold an account and funds to secure and pay for a rental property. I must admit I'm not overly keen on giving them passport or driving license details also...........

They can ask for a syupid amount of detail, but in my experience the real estate agents are happy to accept one of:

WA/Australian official document including photo (Aus Passport/Drivers licence/possibly WA proof of age card) or country of citizenship passport + front page of visa letter;

And two of the following

Bank/Credit Card statement, letter of employment, phone bill, utility bill, water rates bill, loan letters etc

And also two references.

 

Obviously when you first arrive you won't have much of the australian stuff. I gave my HR manager at work as an australian reference, and my previous landlord in the UK, and then I wrote a letter explaining the situation and said if there was anything else that would put the landlords mind at ease then to let me know.

 

Remember you have to actually view the property before you are allowed to apply to rent it out, so I would have a chat with the estate agent during the viewing, they will have all have dealt with ex-pats before and should give you some guidance.

We put together:

copies of letters confirming employment offers and salary

copies of WA driving licence

copies of visa paperwork

copies of recent UK mortgage statement

From the feedback we got, the most important bit was the couple of paragraphs we wrote in the covering letter explaining who we were and why we'd be good tennants.

Hi Tosh05,

If you owed your UK property a copy of your sale schedule helps and a reference letter from your solicitor/ estate agent. And when viewing try to get to chat with the agent and let them know you dont have aussie referees all the viewings we had were ok but get involved with the agent it worked for us. basically take everything you can think off to show who you are and how good a tenant you will be.

Yeah the good ones are alwys busy but not everyone there will apply we went to one and the house was mobbed but there were only 4 applications went in for it, some agents charge you a weeks rent to apply for the house if you dont get the property you get your cash back but if you get the house they take it off your bond. it is a wee bit confusing. look on REIWA and look at the properties in the areas you like then look on the agents website to see how they take applications.
