Urgent Advice - Dilemma

Dear All;

 

We're living in a property that was rented for our short term stay after or arrival in Perth.Now I've sorted a long term rental opportunity as well,which is available outright and in budget.But the worry point is that I'd end up paying rentals for the both properties.

 

I've requested the prospective landlord to reserve the property,but they refused to do so and are asking to rent in now or never.What do you suggest,I am facing a dilemma.I've 05 weeks of time left on my current short term rental.I've family besides me and don't want to put them under any kind of stress.Should I keep on looking or go for the aforementioned one.

Difficult one - you may end up paying two lots of rent, if the short term rental isn't able to find a new tenent you will be obligated to continue that contract, you may have to let the long term one go and keep looking.

We had the same issue & ended up paying rent on 2 places for a month.

 

However, if the house is one you really want with the market the way it is I'd say bite the bullet for a few weeks and pay them both as the long term rental is exactly that & its important you get one you like and can be happy in.

I am getting more confused........but keeping in view the cost and time of searching the long term one and aboveall getting homeless after the short term one expires and we don't have the facility to extend the short term later,because it is reserved back to back...........I think we should go for that and if later down the line we find another more suitable we could move on......

definitely go with the long term one and pay double. Where is the short term one and are you allowed to sublet it for the remaining time? Bet you might be lucky finding someone who would use it. I know of a family who have to leave their present rental on June 13th and haven't found anywhere else yet - they may be interested.

Even short term rentals are in demand right now, could you the owner/prop manager try and rebook it for you? Where is is?

What if a lease that was originally signed for 12 months,needs to be cancelled ,let's say after 06 months.......Is it possible and what are the implications.......

I would say that unless there is a mutual agreement in the original lease (my hubs and his landlord have one that there may be an instance where both parties need to lessen the lease) then you are in for the long haul and would at least have to pay a fee to release you, or they want the remaining months rent paid.

So its very important to have this clause incorporated in the lease agreement.

In our case yes, but it is beneficial to the landlord and us. Im not sure if this will apply to most landlords. Ours is the first time she's let the property and is away for 6 months. Now, if in this time when our furniture arrives and we find an unfurnished rental that we want, she has agreed we can leave her property early. She will just return home earlier herself which she is happy with. I guess it's circumstance and how good the landlord is.
