Advice on short term let (from UK) with no exact arrival date!!!!

Hi All,

I have a job in Perth and the company are sponsoring my 457 visa with a start date of "as soon as possible upon Visa acceptance". This means i'll be moving my husband, 2 small kids and myself out there potentially at the mid-end August (visa can take from 4 weeks to 3 months but guesswork puts this about 20th August for acceptance).

 

The issue is that we need to find a short term let (ludicrously expensive) somewhere near Canning Vale where i'll be working with no exact start date. The only option I can see is to take a risk that the visa will come through and rent somewhere from 20th August, but potentially not arrive in it until some weeks later - and then what if I can't extend the lease and end up with only 2-3 weeks left to find somewhere more permanent!

 

If we could get a longer term lease (more reasonable cost) it wouldn't be so bad but i understand you cant do this unless you've physically visited the property - we don't have the option of a pre-visa reccy on the area, never been to Perth, and are a bit clueless!!!!!

 

I'm also worried we won't leave ourselves enough time to find somewhere decent for a longer term rent and will end up stuck in the slums for months on end because it was all a rush!

 

Any advice from anyone who's been in this position?

Can't be much help to you but wanted to let you know we're in a similar boat..... we'll be out mid sept providing the visa gets sorted (we're also 457) and we're looking a similar area to you. we have a little girl (10 months) so if you fancy meeting folks in a similar situation might be good to meet up!

Hi Emma, glad to hear from someone else doing it the hard way! So much to do and think about!

 

If you're in the same boat then no doubt you'll have the same issues about not being able to ship your gear till the last minute and then trying to think what you need for the baby. We're from Leeds and have two boys (13 months and almost 3 years). We're going to get some excess baggage flown out alongside us (still need to get quotes from different carriers though) because we'll need the travel cot, car seats and a few familiar toys straight away.

 

One piece of clear advice was if you're working South of the river don't live in the North as the commute is awful!

 

Would be good to keep in touch, before and after arrival to compare notes!

Just wanted to let you know there is no point taking your car seats as UK ones are illegal to use in Oz. You will need to buy australian ones when you get there. Until then your hire-car company will normally hire one out with the car. On the house front, if I was you I would wait to get your visa and once you have set a date to move then look at getting a holiday let. You could end up spending £000's on a house before you can get there. It may be worth asking your employer if they have a house you can use or at least assist you in securing a rental. After all it is in their interest as you can't move your family round the world with no-where to live. Good luck

I know.....it's mad...and so frustrating that we are essentially ready to get things moving but have no date to work to! We're planning on leaving most of the big stuff here and renting out the house but, like you, want to take the baby bits...and all the other small bits and bobs which no doubt will be quite costly to build up if bought from scratch! we had a quote for £2k for a guesstimate but who knows how you can actually know how much stuff you have! Would also look to take maybe a couple of bits air freight so that at least Jess has some sense of normality!

We definately thinking SOR....looking at atwell, success, canning vale and the like but also down toward baldivis (although the latter might be a bit of a trek with the commute). i didn't realise renting would be such a prob...we had a friend over there (not any more) and the company sorted his rental out so hoping that Rick's work might do the same..we'll have to see. I'm hoping too that we might be able to stay with parents until the move so that we can at least ship some stuff out earlier so we don't have a long wait at the other end...but again that's difficult without a rental address! Soooo much to do and no idea where to start! lol

Definately would be great to keep in touch...esp as you have 2 little ones...it always helps to have other mum's for moral support at the best of times..and no doubt more so when you have no clue what you're doing in a new country!

Hello again ( i did put a reply to your other post).

A 457 visa can go thru really fast (ours 1 week) but ive read of others been a few days. Short term rentals dont seem to be totally impossible. i know you dont have dates but as soon as you have i reckon you should be ok. We have managed to secure a long term rental while in the Uk, SOR , some say you shouldnt rent without seeing but for us it was something else less to worry about once there. My advise would be to get a good rental application pack together, ready to email off. Consisting of Bank statements, any savings accounts (ours not showing much), A refrence from your current landlord or a mortage statement, some sort of HP statement that has been paid up to date, character refs "i used work references". Covering letter explaining why you have no Oz experience (new migrant) Some sort of letter from your new emplyer confirming your post.

Keep this in mind for when you apply for a long term rental. Its dog eat dog at the mo. The rental agents who advertised the property we got only had it on the market for two days and we were already up against 10 other applicants.

Hi all,

We are in the same boat too. Coming over on a 457 and visa is being uploaded this week by the company I will be working for. I have everything ready and just want to book everything in hope we can fly 8th august but not booked yet as worried the visa may not be here!

We are going north. Good luck and let me know what you decide. So tempted just to book the lot! Lol x x
