I have a feeling it might be similar in the buying market too. As first time buyers we want somewhere under $500k, not too far from the coast and not too far from the City, something I feel is going to be a rare find! The few open homes we've been to so far have been totally rammed, the houses going under offer within 1-2 weeks, and they are all what I would term a 'reno project'. We're going to be spending $500k on something that's going to cost us another $50-$100k to make livable. This is one of the biggest decisions we're ever going to make (we've never bought before) and I feel like we're going to be rushed into making a quick decision and spending a lot of money on something which may turn out to be a massive money pit! Nicola, i think you might fair a bit better buying i think its more of a buyers market i think prices are still falling but i guess as ever the right house in the right area even if it does want doing up will create competiton. However, we do feel that any 'conditions' we may like to set, simple things like grass mowing, may have the real estate tell us to be 'thankful' that we didn't have to endure a home open! We secured ours in June, a very large 4 x2 with pool, SOR, metro area for $650pw, i thought that was bloody extreme, and we are def getting our trousers taken down regarding the price we are having to pay for pool maintenance. Before we came stuff like that would have been included in the rent. Friends of ours have secured a rental this month, a smaller 4 x 2, no pool, price $570 pw, 20 mins further south than us. Another friend was viewing today, a rental in the same area as us, a very small 3 x 2, no pool, not even a garden to speak off, they are asking $550pw for that. If we were now to look for something similar to what we have, in the same area, they are asking $800pw. Its def one of the things that could send us back to the UK earlier than expected, if when it comes to renew they put the rent on this property up, because we need to be in this area because its really close to OH's work, so he can come home at lunchtime and give the dogs a walk. BTW though its not a new thing, rental agents being like this, i work with a girl who left that industry 3 years ago because she was so fed up with what they get upto. The things she has told me, has made my hair curl, e.g just not putting your application forward because they, the agent, didnt like you (race, colour, not wearing the right kind of shoes etc) plenty of other things too. We had bveen advised that there is high competition for houses around the $500-$600pw...but the higher you go the easier it gets...is this correct? The problem is the market to some extent but there I feel a long list of other factors that kick in. The fact that many incomers are bringing cash with them and the estate agents know they have so they squeeze and squeeze to extract the most out of people. The vulnerbility of some people who are in a bit of a panic, a long way from home and are desparate to get both a roof over their heads and get what they want, i.e. near the coast, big house, pool etc. The issue that some incomers cannot accept less than they believe they actually need because how can they tell folk back home that they have not got it all - immediately. The competition that faces folk is a problem because the bottom line is that some people actually have a lot of money, more than others, and so they can offer what they don't think is a lot based on their own personal circumstances. Also the idea of sticking to budgets goes out the window because either the research has not been done correctly in the first place or fear kicks in when it is key decision time, i.e. easier to payout more than to keep looking. The list is probably endless to be honest and although for every one couple out there who thinks they are struggling there are probably as many, if not more, who because of their line of work or personal situation do not have a problem. It is all relative. This is Perth though and as I have said many times before on these threads there are more sharks out of the water than in it. It does not matter what it is but being ripped off here appears to be part of the game. The secret is to know when and to walk away. Hard I know but by taking part in the "game" and fuelling the fire by allowing yourself to be ripped off it just makes it all worse.
