sun_seeker_from_scotland Posted April 20, 2012 Report Share Posted April 20, 2012 Hi everyone, I've already posted similar to this but no replies, can anyone help fill in this gap in my head please?........ We are looking for people to share their experiences of securing a rental - how long it takes after the opening date for them to come back to you with a yes or a no?? I believe you can only put a bond down on 1 property at a time too and you've then to wait and see (meaning you could miss out on that 1 and potentially another nice 1 you may see) - has this been a nightmare for some people? How long once you have secured a rental can you move in?? Hubby arrives 23rd May and starts work the following week, I plan to head out about 20th June (4wks later), is this a reasonable amount of time to try and secure somewhere?? Also, anyone living in and around Joondalup/Kinross area? would love to hear what you think as we have seen some nice places around there, does the place have a safe feel to it with plenty to do, looks easy for commuting and not that long either which is what we are looking for. Give me a break! Posted April 21, 2012 Report Share Posted April 21, 2012 I think this is a difficult one to answer, Im afraid, I hear conflicting stories. I think it all depends on area, time of year, how many kids and pets,school catchment areas, etc etc etc. Me I went to view a property one week after we arrived, in July ,in Secret Harbour SOR. I liked it I put in an application and I got it. We had the keys one week after Id viewed it. Some have had terrible troubles though so not sure of the answer but this was my experience. basicweb Posted April 21, 2012 Report Share Posted April 21, 2012 We hear a lot of conflicting opinions, there are a lot of variables, do you have kids/pets, do you have a job offer or job etc. The best advice would be to make it as easy as possible for the rental agent, by putting together a pack of details including references, job offers, bank statements, pet references etc. We have had people stay in our short term properties that have secured a long term rental in 4 weeks, and then we often get people wanting to extend after 3 months because they haven't found anywhere suitable. also it depends on the area, the pommie areas seem to have more competition for properties. sun_seeker_from_scotland Posted April 22, 2012 Author Report Share Posted April 22, 2012 Thanks 'give me a break' and 'Tracey', we have started putting together a pack with documents for my husband to produce on viewing, my husband has a job to start on the 28th and arrives the 23rd so will be instantly earning which will hopefully help, we have 1 child she is 3 yrs old so being near to a school isn't too much of as factor just and we have family due to arrive hopefully Aug time so 1st rental will just be to get a feel for the place then we can hopefully all live close by I just wanted to ask as like everyone else on this site you view area and try get a feel for local amenities and house sizes/prices then your head gets pickled as you just don't know! Not until you're there shall you get a real feel for a place and what you want but it's nice to know if it takes forever or not and if people are finding it quick enough to secure and move into a rental - I do not want to be stuck at the parents too long!! nicolac34 Posted April 23, 2012 Report Share Posted April 23, 2012 We went a different route in that we found our rental from Gumtree so no agents were involved as we dealt directly with the landlord. They held an open day, we filled in an application (and generally chatted to them, thankfully they seemed to love English people and England in general, so I really think we got it because of this!) Guest Eva and Dave Posted May 4, 2012 Report Share Posted May 4, 2012 Hi there, I think there are licensed real estate agents in Perth who act solely on behalf of the tenant.... before you arrive, if you give them like 6 weeks notice they will be sure to secure a lease for you.
