Making an offer

Hi guysLong term lurker, but with our Perth arrival only being 3 months away, thought it time to take the plunge and get involved.My question is this, and I know there is no hard and fast rules but I am wondering, as it seems the Perth housing market is cooling ever so slightly, are there offers to be had on houses?For instance if a house says Tapping $650,000 is that really a starting point or do people go in 5-10% lower and strike a deal?Cheers

At the moment that generally means the starting point, but you could offer a little less, it also depends on the area, my suburb for example hasn't really seen house prices go down (and probably won't), more likely to just stay the same. Some areas will still have a lot of interest and the prices may not go down that much.

I have always found that most people have a price in mind that they are willing to sell at, I've always asked 'whats the lowest price you would accept' and waited for a response, I once got 30% of a considered purchase, amazing since I thought an offer to that degree would be an insult!

Did a bit more research last night and looks like Carramar gets slightly over the asking price whereas Tapping seem to go slightly under, probably a good indication on suburb popularity. They were the 2 we were looking at (from a distance) this may change when we get there I suppose.

 

Looks like to get a decent 4x2 with a pool we are looking at $625 minimum in Tapping and $700 in Carramar, annoying as Carramar looks nicer but we don't really want to pay more than $650.

We are house hunting just now, we live in Kingsley and some of the prices are being dropped as the houses aren't selling as quickly as they were. The house next door to us has been on the market for about 2 months and the price has dropped about $40k but TBH most are over priced in the first place. Its definitely a buyers market now though so go in lower and you can always increase your offer.

Last year we purchased our own property, the first one we offered on, we offered more and it eventually went for $100K over the asking price, we did not go that far, then the house we now own we put in an offer quite a way under the starting price just to try our luck, we had viewed lots in the area and were a bit more savvy, we also had a figure we were prepared to go to we settled somewhere in the middle, but no where near as high as the starting price, so it is always worth having a go.

I live in Carramar, so can confirm, it is a really nice place to live. That said, Tapping is just across the road, and is also a nice suburb. You can look forever, and there will always be a better house out there............I know :wink:

 

Hi from Carramar! We have just bought in Carramar, a 4x2 on 565m2. The house has been fully decorated inside and out, new carpets and is only 7 years old. We paid $520K plus stamp duty.

 

They guy who owned the house had an identical one in Tapping, we looked at both and when I say identical, i certainly it. He sold them at the same time, both sold in under a week and the one in Tapping fetched $15k less, it was marketed at $15k less too so the Real Estate Agents now it too. I'm not sure what the difference is between the two suburbs and why properties cost more in Carramar. Carramar has a shopping centre but it's only over the road from Tapping. There's a golf course too, I live a 5 minute walk from the gates but I still drive to it because of my gear so Tapping gets the same benefits.

 

On the plus side we're having a boozer built in Carramar:notworthy: due to open in the next few months.
