Druid Posted May 23, 2014 Report Share Posted May 23, 2014 Hi all We just signed up to build in Burns Beach, one of the must haves on the list is a jacuzzi in the back garden, who else has done this, I'm looking for costing and inspiration, we are going to do it all DIY, is there anything I need to think about / talk about at Pre Start. rob-c Posted May 23, 2014 Report Share Posted May 23, 2014 Only thing I would say is decide where you want it and get the builders to run power cable to position and back to fuse board also a water feed and a drain connected to the main house drain so when you want to change the water, which will be often in summer, you don't flood your garden or have to do it with a hose pipe etc much cheaper to get these in during build than after Quote Link to comment Share on other sites More sharing options...
verystormy Posted May 23, 2014 Report Share Posted May 23, 2014 Pre start and the run up to it are great fun but also hard work. You will sit down for a meeting for the entire day and go through your choice for everything. Literally everything youncan imagine that makes up a house, from doors to door handles to tiles to what roof. Even what bricks! My wife spent hours going backward and forward between tile shops and and things. My tips are: Get an idea for a color scene or theme. Get a budget for the things you want to upgrade and go through the choices to see which things you want to upgrade and which you will be happy to go with the builders standard Be aware some upgrade things can be VERY expensive - our showers are semi frameless and so thought it wouldn't be too much to upgrade to frameless. Wrong. It was a couple of grand each! It didn't happen. Budget at least $5k for the electrical upgrades. You only get one single power point per room and one light switch and one light - even if down lights are included. Run conduits down a fair few of your power points as this allows you to add more cables later without cutting down the wall. Put aside $5-10k for budget blow outs on site works. It happens a lot - including to us. We just got a bill yesterday for $5k for site works. Remember that any and all upgrades, including the electrics upgrades have to be paid in full on the pre start day either by cash or eftpos / credit card. We went to talk to a builder today and was shocked at how things you expect to be costly aren't too bad (ceramic bathroom furniture a mere $15 more) to something you think is simple being extortionate (an extension of the roofline to make a carport $14,000!!!!!!)
