Update, having nearly died last christmas due to stomach issues after spending 4 months in hospital i came out to find that I had been forced out of my business by my partner and his wife and was basically made to sell my shares to them. However after 6 months of recuperating we (me n the wife) have now changed my hobby into a business and we now have a small canvas stretching and picture framing shop in Rockingham.
  2. basically accept it lol. example wife works for not for profit org they do salary sacrifice. so she sacrifices approx. $600 per fortnight towards our mortgage, this amount gets deducted from her salary before tax. This lowers her salary so she pays less tax. The $600 is then paid direct to mortgage company or back into our account by the Salary Sacrifice company tax free. so she basically gets $600 per fortnight tax free from here wages. to simplify its a way of lowering your tax you pay to the government, all completely legal and above board.

  9. We did our own build same scenario 5% deposit + insurance etc all up cost us just over $440,000 been moved in a year got house valued now have over $100k equity. We used mortgage gallery for broker they were very good.

  11. My mil got a visa it was a newish one cost her 75 gbp and it's for 5 years and allows her to stay for 12 months out of 18. She used it this year with no problems.
  12. Not to put a damper on it but I work more hours in oz than I ever worked in the uk and if your working in Perth CBd unless your near the commute is awful. With regards to the ielts best advice I can give is say what you see. Do not assume. Remember the test is designed for people whose English is a second language. Good luck you'll be fine.

  14. Been in our house in Waikiki for a year already still got same job, hate the commute but as luck would have it we have just won the concrete work package for baldivis shopping centre so no commuting for the rest of the year!
  15. Truck on drive is fine it's just access for the machine to load the truck up but the bobcats are quite small. Who ever you go with for your pool get them to do a site survey before you sign up to see what they say.
  16. General rule of thumb is pool needs to be the same distance from boundary as deep end. In our case 1.8m from fence. You can go closer but need permission. With your garden you need to take into account that the bobcat will need to be able to get easy access on the top level and park his truck nearby when digging the pool.
  17. Hard digging will cost approx $150 per cubic metre a standard truck is 18 cubes so that's nearly $3,000 per load extra over then you will get charged for machine hours again around $150 per hour.
  18. Yes that included 3 return valves instead of 2 and we had 2 led lights one at each end. Basically liquid limestone is a yellow type concrete which they then imprint lines into to make it look similar to paving.

Carribean Pool 9.5m x 4.1m Extra Spa Jets in side of pool Filter, roller, cover, coping stomes around pool Total Cost just over $25,000 Liquid Limestone around the pool $50 per m2 Total $5,000 Pool Fence we went for metal railing type 15m long with gate $2,400 All up just over $30k for a decent sized pool that is superb.
  20. Remember as well they are different over here you get guys who just render externally and then guys who will do internally only then separate guys will do the coving etc. Also they only white set ( skim coat) on exposed walls! So behind your kitchen units is only base coat lol

  22. There's a bit of work about but you will need to get your license for wa first.
  23. Normal carpentry is like mark said not loads but the Aussies seem to have a hold over it. Biggest problem for a fixing carpenter is not many house have skirting and all internal door frmes are metal with mouldings already fitted. It's different over here you mainly have Roof carpenter Cabinet maker (kitchen fitter) Then there's the ones who specialise in garden decking etc. The trade that is in high demand is formwork carpenters there's loads of work for this as concrete and afs walling is massive in WA.
  24. No one checks at all. We were the same except our house never sold so we rented it out. The only time it might come into question is if you try to claim benefits within the first 2 years.
